Occupancy Standards

Our standard occupancy guideline is 2 persons per bedroom, subject to applicable law and individual circumstances. Occupancy is evaluated case by case and may be adjusted based on applicable law and reasonable accommodations. All residents 18 years or older are required to complete an application, even if they are living with a parent or guardian. These standards help keep apartment homes comfortable and systems running smoothly.


Rental History

Your past rental history matters. Here are the hallmarks of an approved applicant:

  • Clean rental payment history.
  • No past evictions on record.
  • Provides sufficient move‐out notice.
  • Fulfills all lease terms.
  • No outstanding rental‐related debts.

Safety Standards

Our swimming pool complies with the Virginia Graeme Baker Pool & Spa Safety Act.

In accordance with Miya's Law (Georgia SB 898), our community follows required operational practices, including employee background screening requirements and key‐control procedures as applicable.


Criminal Background

We use a consistent screening process in accordance with applicable law. If a criminal background report is required as part of screening, results are reviewed case by case based on factors such as the nature of the offense and the time since it occurred. A criminal record does not automatically disqualify an applicant.

If you believe something may appear during screening, sharing context up front can help prevent delays and unnecessary back‐and‐forth.


Co‐Signer & Guarantor

Co‐signers and guarantors meet all of the same rental requirements as an approved leaseholder, such as earning 3 times the current rental rate. Our policies and procedures are designed to help ensure your information is secure and aligns with applicable legal and screening requirements.


Income Standard

This policy requires that the gross monthly income of each leaseholder equals at least 3 times the current monthly rental rate. To keep things easy, all income must be verifiable. For leaseholders on Social Security, gross monthly income of at least 1.25 times the current rental rate is required. For full‐time students, verifiable support income (including family support and certain scholarships) may be considered.


Credit Policy

Please note that unsatisfactory credit references or insufficient credit history may result in additional required deposits or declined applications. The use of a validated co‐signer will be accepted in certain cases. Thank you for understanding in advance.


Employment

Applicants must be gainfully employed with the same current employer for at least 6 months, have had at least 6 months of employment with a previous employer, or are receiving retirement benefits, government benefits, or any other verifiable and consistent income.


Self‐Employment

Applicants must be gainfully self‐employed to be approved. They also must provide income tax records for the previous year and 2 recent bank statements from the last 90 days for income verification. For application purposes, you may be considered self‐employed if your income is commission only or base salary plus commission, tips, or bonuses.


Application Fee

In addition to the Administrative Fee, there is a standard non‐refundable Application Fee of $65 that applies to every applicant age 18 or older. Occasionally, a reduced Administrative Fee is available through Special Offers for new residents, though restrictions may apply.

To cover the costs associated with processing applications, there is a standard non‐refundable $175 Administrative Fee that applies to every application submitted for approval, even if the applicant is the same person. Pet & Assistance Animal Policy

We welcome up to 2 domesticated pets per apartment home. Pet fees, monthly pet rent, weight limits, and breed restrictions may apply based on community guidelines and insurance requirements. For pets only, management may request a recent photo and basic documentation during registration. These guidelines may change and help us maintain a clean, comfortable community for everyone.

Assistance animals are not pets. If you need a reasonable accommodation related to an assistance animal (including a service animal), please contact our Front Office team. Assistance animals are not subject to pet fees, pet rent, weight limits, or breed restrictions.

  • $300 non‐refundable pet fee per pet.
  • $15/month pet rent.
  • Maximum of 2 pets per apartment (cats and dogs only).
  • Each pet must weigh 35 lbs or less at full maturity.
  • Pets must be registered, have up‐to‐date vaccinations, and be approved through the pet registration process.
  • Restricted breeds include: Rottweiler, Pit Bull, Doberman, Chow, Staffordshire Bull Terrier, Akita, Australian Shepherd, and German Shepherd.
  • Exotic animals and reptiles are not allowed.
